Prices
All quoted prices are meant per day and flat.
To confirm the reservation, we will ask you to pay a down payment, this will not be refunded in case of cancellation.
In addition, we must charge € 1,75 per capita and night for the local taxes.
Children aged under 14 years will not be charged the local tax.

Arrival and departure
The booked holiday flat at our Oberzerod farm is ready for occupancy from 3.30 p.m.
On your departure day we ask you to leave the flat until 09.30 a.m.
Families
Families are welcome at our farm. Depending on availability, we will provide you for free, with a child’s seat/high chair and a fall protection for the bed.
Breakfast
For breakfast, that you can book extra, you will find home-made jam, delicious eggs, home-made yoghurt, and raw milk from our cows. In addition, you can get local products and fresh bread rolls baked from our trusted baker’s shop in town. The price per capita and day for breakfast amounts 20€.
Marende
For a small snack in between we recommend a „Marende“ in the afternoon.
The unspoiled farmers ‘meal is composed of speck, smoked salami „Kaminwurzen“, south-Tyrolean schiacciata „Schüttelbrot“, and cheese. The price per capita and day for the „Marende“amounts 14€.
Four-legged friends
We trust in your comprehension when we say that in our farm pets are not allowed.
Shopping & Food in the surroundings
In only 20 minutes on foot and in less than 5 minutes by car you can reach the shops and the grocery shops in the village centre of Siusi allo Sciliar / Seis am Schlern, where you can find many local products. They are open daily except from Sundays and holidays.
In the surroundings you can choose between many trattorias, restaurants, pizzerias and bars with local dishes and beverages. You can find more information about this in our booklet.

After the payment of the down payment, we confirm the binding reservation. According to art. 1.385 of Italian code of civil law, in the case of you having cancelled the booking, the down payment will be kept.
Cancellation
If you need to cancel your stay at our farm because of unpredictable reasons, we ask you to let us know it as soon as possible. Cancellations are something unpleasant for both sides.
We grant following right of withdrawal according to art.1382 code of civil law.
- Cancellation until 60 days before your arrival: booking cancellation without fees.
- Cancellation until 4 weeks before your arrival: 50% of the booking total amount
- Cancellation under 4 weeks before arrival: 100% of the booking total amount
- In case of postponed arrival or earlier departure: 100% of the booking total amount
According to art. 1.385 of Italian code of civil law, in the case of you having cancelled the booking, the down payment will be kept.
To save some expenses, we recommend taking out a travel cancellation insurance policy before your arrival. This is an obligatory information according to the EU-bylaw Nr. 524/2013 from the European parliament and councillor.
